Bangkok – Central Pattana Plc., Thailand’s leading real estate developer for sustainability, reaffirmed the success of its retail-led mixed-use development model, which continues to drive impact across all dimensions nationwide. At its 2026 annual press conference, the company unveiled its vision of a “Future-Led Ecosystem,” alongside landmark masterplans for mega-scale projects in Bangkok, Chiang Mai, Phuket and Khon Kaen. Central Pattana also outlined its continued ambition to elevate Bangkok and Thailand onto the global stage, supported by further expansion across its real estate portfolio, including offices, hotels and residential developments, all demonstrating sustained growth.

Ms. Wallaya Chirathivat, President & CEO of Central Pattana Plc., said: “Central Pattana is proud that our development projects have contributed to shaping neighbourhoods, cities and the nation. Our pioneering retail-led mixed-use development model has demonstrated clear and sustained success over the past 45 years, with a portfolio of 142 projects, comprising 45 shopping centres, 16 community malls, 11 office buildings, 17 hotels and 53 residential developments—covering all aspects of modern living. We continue to advance our five-year investment plan (2026–2030), valued at THB 110 billion, and expect our mixed-use developments to grow to 33 projects by 2030.
Sustainability remains at the core of our strategy. We have contributed to the creation and distribution of income across a supply chain supporting more than 1.5 million jobs, and we are progressing towards our net-zero 2050 target, as previously announced.”

At the same time, we are expanding into emerging districts such as Rama 9 and Ladprao–Phahonyothin, while transforming northern Bangkok through the development of the largest future city we have ever undertaken.”


Mega-Scale Urban Transformation Projects — Expanding CBDs Across Bangkok
1. The mega-scale “City of the Future” project represents a major transformation of northern Bangkok, guided by the concept of a “Future Vision of Urban Living.” Located in the Rangsit area, it is the largest development ever undertaken by Central Pattana and the Central Group.
The project spans 750 rai of land, with direct access to Phahonyothin Road, the Tollway and the M6 Motorway (Bang Pa-in to Korat), and is well connected to the SRT Red Line (Rangsit–Thammasat). It is also situated near leading educational institutions, including Thammasat University, Bangkok University and Rangsit University.
Designed to elevate quality of life while redefining the future of urban living, the project is grounded in the principles of global livable cities. Its urban planning approach incorporates four key pillars:
2. The Central GR9 mixed-use project — a “Future District” set to elevate the Rama 9 area into a leading CBD of the future.
Central GR9 spans 73 rai, with a total gross building area (GBA) of 1.1 million sq m. The development integrates Central Rama 9 shopping centre with three office buildings—G Tower, R House (formerly Unilever House) and The Ninth Tower—forming a central hub for business, lifestyle and economic activity.
In the first phase, the retail component of Central Rama 9 will be transformed and expanded, with a phased reopening beginning in early 2028. Subsequent phases will introduce residential developments and additional amenities, further shaping Rama 9 into a fully integrated “Future District” that seamlessly connects all aspects of urban life.
3. The Central District — a major collaboration to redefine Ladprao–Phahonyothin as a unified urban ecosystem
Central Pattana is undertaking a large-scale collaboration to transform the Ladprao–Phahonyothin area into “The Central District.” Central Ladprao will be transformed alongside the development of The Central Phahonyothin, creating a unified ecosystem that enhances the district’s economic potential.
Together, the two projects span 96 rai, with a combined gross building area (GBA) of 770,000 sq m—comparable in scale to centralwOrld.
The Central – The Flagship of the Future will become one of Bangkok’s largest and most advanced retail complexes, bringing together flagship stores and new retail experiences, while Central Ladprao will continue to leverage its strong and affluent customer base.

New mixed-use developments opening in mid-2026

Landmark masterplans in eastern Bangkok and key tourism destinations
Data from The1 indicates that Central Bangna ranks among the top-performing centres, with over 85% of customers comprising affluent families, reflected in strong purchasing power, brand loyalty and sustained engagement—even during renovation.
The transformation is scheduled for completion in Q4 2026, introducing new brands across food, fashion and lifestyle, including SUSHIRO, SOLSOT, YONNY, CRUMBS, NEO RAMEN, Victoria’s Secret, Bath & Body Works, DARKS, SUNNIES WORLD, and Thailand’s first standalone “NO Brand” store at Tops Central Bangna.
The project has attracted leading brands including MUJI (flagship store, the largest in northern Thailand) and HarborLand, alongside popular dining brands such as CHAGEE, Sushiro, Bearhouse, Boost Juice, Gaga, Koi Thé, MIXUE, Naisnow, Potato Corner and The Baristro.
It also introduces “Chantaros,” a Thai restaurant under the Michelin-recognised Ekachan brand, and “Saneh Thai Cuisine,” a Michelin-listed halal restaurant from Chiang Mai. Fashion and sports brands include Uniqlo, Adidas, Nike and PUMA, alongside beauty brands such as BEAUTRIUM and JUNG SAEM MOOL, as well as curated tourist zones including Hug Thai, Hug Craft and Good Goods.

Dr. Nattakit Tangpoonsinthana, Chief Marketing Officer of Central Pattana Plc., said: “On the occasion of Central Pattana’s 45th anniversary, we have established ourselves as pioneers in district development, creating Centres of Life nationwide, with over 510 million visits annually—equivalent to 1.5 million visits per day—and more than 70 million tourist visits each year. We continue to elevate our role as a masterplanner, delivering mega-scale developments aligned with global standards seen in cities such as Singapore, Tokyo and Copenhagen. Our transformation projects continue to deliver strong results, as seen at Central Pinklao, which recorded nearly 2 million visitors in Q4 2025, alongside sustained sales growth for partner stores. Through The1 ecosystem—now with over 23 million members—and The1 Biz platform, we are strengthening our B2B2C capabilities, driving customer traffic, spending and loyalty across more than 1,400 partner brands.”
Mr. Isareit Chirathivat, Head of Leasing – Fashion & Luxury of Central Pattana Plc., said: “Central Pattana aims to be a long-term success partner for our tenants through an AI- and data-driven ecosystem. For example, Central Bangna has a strong affluent customer base, with over 85% from the wealth segment and more than 70% remaining loyal even during renovations. At Central Chaengwattana, customer traffic increased by 40% within six months post-renovation, driven by growth in food and fashion categories, as well as the introduction of ‘Lopia’, Thailand’s first branch of the Japanese supermarket chain—highlighting the strength of the Japanese expatriate community in the area.”
Ms. Naparat Sriwanvit, Chief Finance Officer and President Hotel and Office Businesses of Central Pattana Plc., said: “We operate 11 Grade-A office buildings in prime Bangkok locations and continue to be trusted by leading global companies. Occupancy rates remain strong, and we are expanding in line with the city’s growth, particularly through the Central GR9 project, which will reinforce Bangkok’s emerging CBD. In the hotel segment, we will operate 17 properties nationwide by the end of 2026, including Oakwood Central Hat Yai and five new GO! Hotels opening this year across Khon Kaen, Nakhon Sawan, Chiang Rai, Chiang Mai and Ayutthaya. We also plan to partner with new global hotel brands to support future mega-projects.”
